Baw Baw Shire Council (Council) hereby gives notice in accordance with Council’s Community Engagement Policy of its intention to grant the following leases on Crown land known as 15 McGlone Rd, Drouin (vol 11731, fol 904 & 905).

Council has been appointed Committee of Management of the Land under section 14 of the Crown Land Reserves Act 1978, as the responsible authority.

Landowner: Crown reserve
Committee of Management/Lessor: Baw Baw Shire Council
Lessee: Drouin Golf Club ABN: 47 274 526 683
Principal terms of the proposed lease:

  • Rent: $3,800.00 (Excluding GST)
    ($38,000.00 valuation with 90% community good quotient applied)
  • Lease term: Twenty (21) years / 3x7 years
  • Commencement date at the date Council grants the Lease;
  • Rent to be reviewed annual fixed increase of 4%;
  • Permitted Use: Lease area is Crown land reserved for racecourse, public recreation and agricultural showground purposes and activities to raise funds for this purpose – lease area shaded in red in the below site plan
  • Outgoings: Lessee is responsible

Lessee: Drouin Men’s Shed ABN 96 513 547 265
Principal terms of the proposed lease:

  • Rent: $1 per annum on demand
  • Lease term: Twenty (21) years
  • Commencement date at the date Council grants the Lease;
  • Rent to be reviewed: N/A
  • Permitted Use: Conducting activities and services consistent with the purpose of a community Men’s Shed registered with AMSA and VMSA, and to raise funds for this purpose – lease area outlined in black and hatched in blue on the below site plan.
  • Outgoings: Lessee is responsible

Principal terms of the proposed lease:

  • Rent: $89.33 per annum (ex GST)
    Calculation - $446.64* annual rental fee (80% subsidy applied via Community Good Quotient Matrix) = $357.31 discount.
    * Annual Administrative Rent adopted by DEECA Leasing Policy 2023
  • Lease term: 3x3x3 Years
  • Commencement date at the date Council grants the Lease;
  • Rent to be reviewed: STCA
  • Permitted Use: Storage shed/unit to be built for storage and easy access of equipment for the use of fundraising for the local community - lease area highlighted in pink on the below site plan.
  • Outgoings: Lessee is responsible
