Farm Gate Sales
If your property is located within the Farming Zone or Rural Activity Zone you may be able to sell produce from your property.
What you can sell
You can sell primary produce, grown on the land or adjacent land. It may include processed goods made substantially from the primary produce e.g. jams.

Where you can sell it
A planning permit is not required where:
- The sale of primary produce is further than 100 metres of a dwelling in separate ownership.
- The area used for the display and sale of primary produce does not exceed 50 square metres.
Advertising signage
A planning permit is required for a permanent advertising sign and must not exceed three square metres in size. Alternatively, a movable ‘A’ frame sign can be applied for through Council’s Community Compliance team. To access an application form, go to the Permits page.
Please contact Council’s Planning Department for more advice if you wish to erect a permanent advertising sign on your property.
Car parking requirements
Four car spaces are required to be provided for each 100 square metres of leasable floor area. For example, if the area used for the display and sale of primary produce on your property is 50 square metres, then two car parking spaces are required to be provided. Please note that the car parking spaces must be provided within your property and not within the road reserve.
